Why luxury homes change the insurance math
Three things make luxury mountain residential work a different insurance problem:
- Higher property values mean larger losses. A completed-operations or pollution claim on a $5M home is a fundamentally bigger exposure than the same claim on a $400K home. Limits that were fine for tract work are inadequate here.
- Tight, sealed envelopes elevate pollution exposure. Luxury mountain homes are sealed aggressively for energy efficiency and comfort, which means isocyanate off-gassing and odor have fewer paths to dissipate — raising the likelihood and severity of indoor-air-quality claims.
- Clients and GCs require higher limits. Luxury-home builders and owners routinely require $2M–$5M or more in total limits, plus additional-insured status and proof of contractors pollution liability, before you step on the site.
A generic contractor policy sized for ordinary residential work misses all three.
Start with contractors pollution liability
For spray foam, CPL is the foundation — and on a luxury home, it's non-negotiable. Isocyanates are pollutants excluded by standard GL, and the sealed envelopes of high-end mountain homes make off-gassing and odor claims more likely to surface and more costly to resolve. Size your general liability for the exposure
Your GL limits need to match the value of the homes you're working on and the requirements of the clients who hire you. Here's how to think about the amount: model a severe scenario for your operation — a multi-party completed-operations or pollution claim on your highest-value project — and size the umbrella so that event doesn't wipe out your primary limits and your company.
